Some projects stand out because of the design, while others are memorable because of the homeowners. This recent 4-season studio sunroom and patio transformation in Chesapeake, VA was special for both reasons.

Nestled on a beautiful property filled with miniature horses, chickens, dogs, and more than 20 peacocks, this outdoor living project combined stunning design, thoughtful craftsmanship, and a few unforgettable jobsite experiences. In fact, one curious peacock seemed determined to oversee construction, even climbing a ladder at one point to inspect our team’s progress.

When you’re building in the middle of an active farm filled with beloved animals, keeping the job site clean and safe becomes just as important as the construction itself. Our team took extra care throughout the project to ensure the safety of every feathered, furry, and four-legged resident.

Transforming an Aging Deck Into a Luxury Outdoor Living Space

The homeowners came to us with a vision: create a comfortable space where they could relax, enjoy views of their pool and beloved animals, spend quality time with family, and nurture their collection of thriving houseplants year-round.

The first phase of the project involved removing the existing deck railing and decking while carefully preserving and relocating the homeowner’s existing awning to a new location on the property.

Construction Phase

As we began construction, we were also made aware of another longtime resident of the property—a 10-foot black snake that had made its home beneath the deck. While it certainly kept us on our toes, black snakes are excellent natural pest controllers, and we worked carefully around our slithering neighbor throughout the project.

Because of the many animals on the property, keeping the job site clean and safe was a top priority from start to finish.

This wasn’t a “standard add-on”—it was a fully integrated living space designed to meet strict HOA requirements while blending seamlessly with the home’s architecture.

From the start, the goal was clear: Make the sunroom look like it was always part of the home.

To achieve that, we incorporated:

  • Custom brick exterior and interior work to perfectly match the existing home
  • A striking gable roof design for added height and natural light
  • A shingle roof system that ties seamlessly into the main structure
  • Crown molding with integrated lighting for a soft, elevated glow

The result?  A cohesive, high-end space that enhances curb appeal, meets strict HOA guidelines, and adds functional square footage.

How We Did It

We began by reinforcing the existing raised patio and building a new foundation for the adjoining patio, along with removing old brick stairs, railings, and landscaping to prepare the space. From there, our team completed detailed custom masonry to meet HOA requirements and perfectly match the home’s brick exterior, along with installing a shingle roof system for a seamless look.

Inside and out, we focused on quality and detail—installing LVP flooring, completing floor leveling and trim work, upgrading electrical with interior, exterior, and crown molding lighting, and adding a PTAC system for year-round comfort. Finishing touches like railings, brick steps, drainage, caulking, and color matching brought everything together into a sunroom that feels like it has always been part of the home.
